“Had TC Polished Windows out to do a window cleaning last fall. Josh did a great job on the windows, so had him back today to do the windows again, along with a new service called Softwashing, which cleans the entire exterior of the home without damaging it. Our home's stucco exterior hadn't been cleaned since we moved in in 2018, and had a lot of dust, water stains, bird droppings, and smoke grime from all the fires the TriCities area gets every year. The Softwashing took about 5 hours, and Josh and his assistant had our home looking like new by the time they were done. Very impressed with the quality of work, and no damage to the old (2010) stucco. Just a clean bright exterior. While not cheap, the service is a very good value, considering it took them 5 hours to do plus the special detergents and equipment used, and the results speak for themselves. Can recommend enthusiastically. ”
Soft washing in the Tri‑Cities, WA area.
Low-pressure cleaning for roofs, siding, and stucco — without the damage pressure washers can do to delicate surfaces.
You've probably noticed…
Why people end up here.
-
The roof looks 20 years older than it actually is — those dark streaks aren't shingle damage, it's algae.
-
The stucco hasn't been cleaned since you moved in.
-
The north side of the house gets no sun and the siding is going green.
-
The smoke grime from Tri-Cities fire seasons builds up year after year and you can see the line.
Most of the visible difference in soft washing happens during the chemistry, not the spray. The surfactants and biodegradable detergents do the work — the rinse is just clean water.
For a typical Tri-Cities home, materials run around $200 at full strength, before any labor.

How we work
Start to finish.
-
Tell us about the surface
Photos help a lot here. We need to know roof material (asphalt, tile, metal), siding type (vinyl, stucco, painted wood, brick), and rough square footage. Free estimate, same business day.
-
We schedule and arrive on time
Pick a window that works for you. We show up when we said we'd show up.
-
We apply, dwell, rinse
Soft-wash chemistry does the work — not pressure. We apply, let it dwell, then low-pressure rinse. Most of the visible difference happens during the dwell, not the rinse.
-
Walk-through before we leave
So you can flag anything we missed before we pack up.

FAQ
Common questions.
-
Is soft washing safe for my plants?
Yes — we pre-wet landscaping, dilute runoff, and post-rinse anything that got hit. Most of the chemistry we use is biodegradable; the rest we control around the perimeter.
-
Why not just pressure-wash my roof?
High pressure on shingles tears the granules off and shortens the roof's life by years. Soft washing kills the algae and lifts the grime without touching the surface mechanically. It's how the industry actually does roofs.
-
How often should I have this done?
Most Tri-Cities homes are on a 2–3 year cycle for soft washing, depending on tree cover and which side of the house is shaded. We'll tell you what your specific home needs.
-
What does it cost?
Range depends on home size and surface condition. The firm quote comes after we've seen the surface.
While we're here
