Most of window cleaning is technique. The right water (RODI — reverse osmosis plus deionized, no minerals to leave spots), the right squeegee pressure, and the right pass pattern for each pane size.
Hard water is the harder problem. Minerals from sprinkler overspray and irrigation runoff bond to the glass; regular cleaning doesn’t lift them. The only two ways to actually remove the deposits are acid treatment or fine abrasives — both work, and both can etch the silica surface of the glass over time if used too often.
That’s the case for regular service. Four times a year, for homes near sprinklers, keeps the glass clean enough that we rarely need to reach for a restorative treatment in the first place. Quarterly and monthly rates are locked in for recurring customers.

How long does it take?
Most single-story homes take 1–2 hours. Two-story homes run 2–4 hours depending on window count and condition.

Do I need to be home?
No. We work with your schedule. As long as we have access and you've let us know about pets or alarm systems, we can take care of everything and walk the finished work with you over text or video.

What if it rains the next day?
Real rain rarely streaks a properly cleaned window — the contact angle is different and the soap residue is gone. If you're not happy with the result for any reason within 7 days, we come back and re-clean. No charge.

Do you clean screens?
Yes, but screens aren't part of the standard exterior service. Pulling them, washing both sides, drying, and reinstalling adds significant time to the job — so screens go on the walk-around quote as a separate line item. You'll know the number before we start.

Do you handle hard water spots?
Yep. Hard water spots are mineral haze from sprinklers, irrigation overspray, or hard tap water — regular cleaning doesn't lift them. The spot treatment is a separate line item on the walk-around quote. Sometimes the spotting comes off with a regular wash and you don't need the upgrade.

Are you licensed, bonded, and insured?
Yes — licensed, bonded, and fully insured for residential service in Washington. Happy to send the certificate before we arrive if you'd like it on file.

Do you offer a recurring schedule?
Yes, and most longtime customers go that route. Quarterly or twice-a-year service keeps glass at a baseline that's easy to maintain instead of letting it drift. Mention it when we talk and we'll work the recurring rate into your numbers.

What's the catch?
There isn't one. The price is the price. If we spot something extra on the walk-around — a stubborn paint spot, a screen that needs deep cleaning, an adjacent service that would save you a second trip — we mention it and price it. You decide whether to add it or skip it.
